Autumn is a fantastic time to sell your home. But between landscaping and getting your home cold-weather ready, it can be a challenge deciding where to invest your time and money. Real Estate expert Brittany Patterson, Senior VP of The Patterson Group, joined Let's Talk Live to talk about prioritizing home improvements for the fall buying season.

The first thing buyers see when viewing your home is the curb appeal. Many things can be done to make your home look warm and inviting. Whether you add a fresh coat of paint to your door, put out a welcome mat, or place a pumpkin on your front steps, these little details will significantly up your curb appeal. You want to immediately give the impression that this is a well-loved and well-maintained home.

Floors are a huge factor in resale. If you're planning on selling your home, the flooring needs to look clean and updated. Carpet is good for kids, but make sure to get carpets cleaned before an open house or showing. Replacing carpet in family rooms, living rooms, and dining rooms with engineered or regular hardwood can help you get the highest price possible for your home. Updating the flooring typically adds two percent to your resale value. You can't go wrong with classic hardwood and it's often at the top of a buyer's wish list. Whether you go with walnut or oak, there is just something special about that timeless look.

Some people worry that having a dog or cat could hurt their resale value and make their home more difficult to sell. The Patterson Group often find the opposite to be true, and that homes sell faster when they have amenities for pets. People loved the built-in dog shower, bath, and mudroom featured at a recent listing in Belle Haven. Make sure to do the little things like put away the litter box, clean up after your pup, or take your furry friends out of the house during showing times.
