Buyers are willing to pay a premium for move-in ready homes but have little desire to negotiate with unrealistic sellers. Sellers, who put in the work upfront to paint, de-clutter, and "neutralize" will have the most success selling as the current buyer pool has little cash for renovations and tends to pay more if the house is move-in ready.

Many potential sellers ask if they should replace or refinish their hardwood floors or replace carpeting. The answer is yes. Floors are a huge selling point. Freshly stained hardwoods and a new carpet make a home feel totally refreshed. If you plan to replace your flooring, engineered wood or hardwood is going to be your highest return on investment. Also, remember to consider your lifestyle when you're choosing flooring. If you have big dogs, you might want to go with engineered wood.

You just can't beat the classic, old hardwood. Whether it's walnut or oak, there is just something special about that timeless look. Carpet is great for kids but make sure to do a deep steam clean a few days before people come to your home. Replacing carpet in family rooms, living rooms, and dining rooms with engineered or regular hardwood will offer a high return on your investment.
